Housing society maintenance charges, also known as monthly subscription fees, contribute to the regular upkeep and functioning of the society premises.

  1. The main use of maintenance money is to pay the salaries of society staff, such as security guards, sweepers, plumbers, electricians, and gardeners.
  2. Maintenance charges cover repairs and minor enhancement expenses for amenities like the society office, lifts, water pumps, drainage system, backup power, parking lots, etc.
  3. Some of the collected charges go into a sinking fund—a long-term savings reserve to finance major future repairs like painting buildings, replacing lifts, and road resurfacing.
  4. Many societies also utilise maintenance money to organise festive celebrations and community events for members.

The expenses and maintenance fund usage statement must be disclosed in the society’s “Annual General Meeting”. So, as a member, you can verify if your charges are utilised properly for society operations.
