Can I use a Loan-to-Value Calculator for commercial properties?

Loan-to-Value (LTV) Calculators for residential and commercial real estate utilise the same core formula to derive the ratio.

The LTV ratio is calculated by dividing the loan amount by the appraised asset value, then multiplying by 100 to get a percentage:

LTV = (Loan Amount / Asset Value) x 100

This formula quantifies the percentage of the total asset value that is being financed by debt.

For residential properties, asset value is based on comparable sales. For commercial properties, metrics like rental income, expenses, and capitalisation rate may be incorporated.

While inputs differ across property types, the LTV ratio formula remains constant - providing a quantitative representation of the borrower's financial leverage and associated risk.
